Jackson Hole Real Estate Market Report – Summer 2025
Summer in Jackson Hole is always alive with energy, and this year the real estate market is matching that pace. The first half of 2025 closed with 124 sales totaling more than $525 million, marking a solid increase from last year.
Luxury Homes Lead the Way
The standout story so far has been the surge in the high-end market. Nearly half of all sales were above $5 million, and 15 properties closed over $10 million in just six months — more than the total number of $10M+ deals in all of 2024. This demand has pushed the average home price to $6.4M, while the median now sits at $4.25M.
More Inventory for Buyers
Compared to last summer, inventory is up nearly 19% across the valley, giving buyers a wider selection. The biggest growth is at the very top, with almost a third of all listings now priced above $10 million.
Condos & Townhomes Stay Hot
Condo and townhome sales continue to shine, with 45 closings so far this year — an increase over 2024. The town of Jackson has been particularly active, including several record-setting deals at The Glenwood. Median pricing in this segment has also climbed, rising from $1M in 2024 to $1.21M in 2025.
Land Market Quiet, but Notable
Vacant land sales have been slower than last year, though big-ticket parcels — like a 120-acre listing priced at $33M — are keeping things interesting at the high end. With so much land permanently protected in Teton County, the market for undeveloped property remains limited and highly competitive.
